Is Tanjong Rhu a Good Place to Live? A Buyer's Scorecard on Rail, Waterfront, Schools and Trade-offs
Short answer: Tanjong Rhu is a good fit if you want waterfront recreation, a rail station inside the enclave and a short trip to the city, and you are comfortable living near a national events venue. It is a weaker fit if you need a primary school on your doorstep or a quiet street with no nearby construction for the next few years. The scorecard below sets out what the sources show for each factor, so you can decide how much each one matters to your household before the Tanjong Rhu Road launch.
For context: URA awarded the Tanjong Rhu Road residential site on 10 February 2026 to CDL Constellation Pte. Ltd. and Bedrock Ventures Pte. Ltd. The project name, pricing, unit mix, showflat date and TOP have not been announced yet. This area guide is an independent resource and is not affiliated with existing developments such as Arina East Residences or The Line @ Tanjong Rhu.
The livability scorecard
| Factor | What the sources show | What to check yourself |
|---|---|---|
| Rail | Tanjong Rhu station opened on 23 June 2024 as one of the seven stations on the 10.8 km Stage 4 of the Thomson-East Coast Line. Stadium and Mountbatten on the Circle Line are across the Kallang Basin. | Your own door-to-office route once the development's entrances are known |
| Waterfront and exercise | NParks' Tanjong Rhu Promenade Park Connector runs 2.01 km from the Tanjong Rhu Bridge flyover to Benjamin Sheares Bridge and Gardens by the Bay East, with dragon boating and kayaking on the Kallang Basin. The Geylang Park Connector (3.68 km) continues along the Geylang River to Guillemard Road. | Which stacks face the water, from the official site plan |
| Primary schools | Kong Hwa School and Tanjong Katong Primary School are listed as within roughly 2 km, so neither sits on the doorstep. | The exact distance band from the development's official address on MOE's School Finder |
| Secondary schools | Dunman High School is in the wider Tanjong Rhu and Tanjong Katong area; Chung Cheng High School (Main) is roughly 2 to 3 km away. | Admission criteria for each school |
| Daily shopping | Kallang Wave Mall is across the basin. Enhancement works are scheduled from May 2026, with completion expected in 2028, and the mall is to stay open throughout. | Which shops stay open during each phase of the works |
| New-home supply | Before this award, no private residential GLS site had been offered along Tanjong Rhu Road since November 1997, when the site that became Water Place was sold. | How the new launch compares with older resale stock nearby |
Where the scorecard is weaker
School distance matters more than it looks
When a primary school has more applicants than places, MOE gives priority to Singapore Citizen children living within 1 km, then 1 to 2 km, then beyond 2 km, with Permanent Residents ranked after them in the same distance order. Distance is based on the address used for registration. A child admitted through a distance category must live at that address for at least 30 months from the start of the P1 Registration Exercise. With the nearest listed primary schools at roughly 2 km, families should check the exact band for the official address rather than assume one.
A busy neighbour across the water
The Kallang reports more than 4,000 event days since 2022. For some households, having the National Stadium across the basin is a real perk. For others, it means crowds and traffic on event nights. Our Kallang Alive breakdown separates what is open from what is only announced.
Construction will continue for some years
CDL's Q1 2026 update describes around 518 apartments in three 26-storey towers on the Road site, subject to approvals. The mall works run to 2028, and a second Tanjong Rhu GLS site is covered in our note on Tanjong Rhu Close. Early residents should expect building activity around them rather than a finished streetscape.
Who the enclave tends to suit
- Likely fits: buyers who will use the promenade and basin often, commute by the Thomson-East Coast Line, and see the stadium precinct as an amenity.
- Think carefully: families relying on distance priority for a specific primary school, and buyers who want a street that is already fully built out.
Turning the verdict into a decision
Once you know which factors matter most to you, the next inputs come from the developer: the official site plan and layouts on the floor plans page, the price list on the price page (not published yet), and preview registration on the showflat page. The location page maps the area, and the MRT commute guide covers rail and driving routes in detail.
