Has CDL Built in Tanjong Rhu Before? From Parkshore in 1995 to Tembusu Grand, and What It Means for the New Launch
If you are weighing the Tanjong Rhu Road launch, one fair question is whether City Developments Limited (CDL) knows this part of Singapore, and whether its homes here have been finished as planned. CDL's own residential portfolio answers both. It lists a CDL condominium on Tanjong Rhu Road itself, completed in 1995, and two more recent CDL projects a short distance away, both now completed. This page sets those out, and explains what they can and cannot tell you about the new project.
CDL has built on Tanjong Rhu Road before
CDL's residential portfolio (information as at 19 June 2026) lists Parkshore on Tanjong Rhu Road: a freehold development of 152 homes, completed in 1995, in which CDL held a 33% stake. So the new site is not CDL's first project on this street. Parkshore is the only other Tanjong Rhu Road development in that portfolio, and unlike Parkshore, the new site is on a 99-year lease rather than freehold.
CDL's completed homes nearby
| Development | Street | Homes | Tenure | CDL stake | Completed |
|---|---|---|---|---|---|
| Parkshore | Tanjong Rhu Road | 152 | Freehold | 33% | 1995 |
| Amber Park | Amber Road | 592 | Freehold | 80% | 2023 |
| Tembusu Grand | Jalan Tembusu | 638 | 99 years | 51% | 2025 |
| Tanjong Rhu Road site (new) | Tanjong Rhu Road | 515 (planned) | 99 years | 90% | Estimated 2030 |
All figures come from CDL's residential portfolio. Amber Park is the redevelopment of CDL's earlier Amber Park, which the same portfolio lists as 200 homes completed in 1986.
From first sales to completion: the Tembusu Grand timeline
Tembusu Grand is the closest recent example of a CDL launch in this part of the east. CDL and MCL Land opened its sales gallery for preview on 24 March 2023 and began sales on 8 April 2023, according to CDL's release at the time. CDL's portfolio now lists the project as completed in 2025.
That release also described Tanjong Katong MRT as "upcoming". It has since opened: the Thomson-East Coast Line's Stage 4, which includes Tanjong Katong and Tanjong Rhu stations, began passenger service on 23 June 2024, according to LTA. So the Tanjong Rhu Road site starts with its rail link already running, rather than waiting for one.
Where the new project stands today
- Developer: URA awarded the site on 10 February 2026 to CDL Constellation Pte. Ltd. and Bedrock Ventures Pte. Ltd. CDL reports a 90% stake.
- Planned scheme: 515 homes in three 26-storey towers, per CDL's 1H 2026 results release of 13 August 2026.
- Completion: estimated for 2030 in CDL's portfolio. This is an estimate, not a contractual date.
- Not announced: the project name, unit mix, sizes, prices, preview dates and sales launch date. Contact us to hear about each one when it is released.
What this history does, and does not, tell you
- It shows familiarity, not a guarantee. A completed project on the same street and two finished projects nearby tell you CDL has delivered homes in this area. They say nothing about the finishes, layouts or build quality of the new towers, which you can only judge from the showflat and the specifications.
- Check the completion date in your contract. The 2030 figure is CDL's estimate. The date that protects you is the one written into the sales contract, so read it before you commit, especially if you are timing the sale of your current home.
- Do not read past launches as a price signal. Earlier projects were sold in different markets, on different land costs and, in two cases, on freehold land. Prices for this project have not been set. The price page will carry the developer's price list once it is published.
- Compare layouts, not reputations. When the unit mix is out, the floor plans page will let you check which stacks and sizes suit you, and the showflat page will list viewing dates once the developer announces them.
