Jalan Benaan Kapal Sports Tender Has Closed: What It Means for Tanjong Rhu Road Buyers

The Jalan Benaan Kapal sports tender closed on 21 October 2026 at 11am. The Singapore Land Authority (SLA) has not announced a winner yet: its listing now shows Bidding Closed (Under Evaluation), with six bids received and each one marked as pending. SLA gives an expected award date of 28 February 2027.

The tender is judged on price and quality together. SLA says the winner is the bid with the highest combined score, so the highest rent offered does not win on its own.

Who bid

SLA lists six bidders: Havaya Group Pte Ltd, Interplay Collective Pte Ltd, Kick Off Pte Ltd, Peak Sportsventures Pte Ltd, Pickle & Bones Pte Ltd and Stagco Fitness Studio Pte Ltd. All six are shown as pending. Until SLA names a winner, nobody knows which sports offer, opening hours or fees the site will have.

How far it is from the Tanjong Rhu Road site

We measured from the Tanjong Rhu Road parcel boundary in URA's land sales map to the map point SLA gives for 42 Jalan Benaan Kapal. The Jalan Benaan Kapal buildings sit to the north of the parcel.

• From the nearest edge of the Tanjong Rhu Road site: about 400 m in a straight line.
• From the centre of the site: about 450 m in a straight line.

These are straight-line estimates, not walking distances. The walk will be longer and depends on the route and on where the condominium's pedestrian gate ends up. The developer has not released the site plan yet.

What it means if you are buying at Tanjong Rhu Road

• It is a separate site, not a condo facility. The winning bidder will run the buildings as a sports facility under an SLA tenancy. It will not replace the condominium's own pool, gym or clubhouse, and the project's facilities list has not been announced.
• It reuses existing buildings for a set term. The tenancy is listed at 5+4 years. Treat it as a nearby option for that period, not a permanent amenity.
• Food and retail stay small. F&B is capped at about 238 sqm in one building, and outdoor refreshment areas are not allowed. Retail is capped at about 1,134 sqm.
• Nothing opens yet. The award is expected around 28 February 2027. No opening date has been announced.

Where the Tanjong Rhu Road condominium stands

URA awarded the Tanjong Rhu Road site on 10 February 2026 to CDL Constellation Pte. Ltd. and Bedrock Ventures Pte. Ltd. for $709,252,000. It is a 99-year leasehold residential site of 12,239.3 sqm with a maximum gross floor area of 45,286 sqm, and URA estimated 525 homes. The project name, prices, floor plans, showflat date and completion date are not yet announced.
